We act for Lenders undertaking Development Monitoring on a variety of developments. We focus on providing the information the client actually needs in a clear format to ensure we  minimise the clients risk.

We undertake party wall works for both owners and adjoining owners, from providing advise on the legal requirements, preparing and issuing the necessary notices to agreeing the awards.

To ensure we provide an accurate RCA for the property we undertake a meticulously detailed site inspection, following which we draw on our experience and knowledge along with up to date published pricing information to provide a fully tailored assessment for the building. 

We can assist occupiers with all aspects of their building occupation.  Services include Full Fit Out Design and Management; dealing with the landlord over Applications for Consent as well as negotiating Dilapilations and Project Managing any necessary works at lease expiry. 

Our services follow projects from inception through to completion. For traditional procurement we undertake Design or Lead Designer roles, Tender the works, and offer Contract Administration and Project Management roles through to completion. For Design and Build projects we act as Employers Agent. In all cases advising and guiding our client throughout the process.

Alongside our wider expertise in Project Design and Management, we also specialise in providing these services for the Education Sector.  We understand the unique challenges in managing projects around a fully operating facility and ensure we dedicate sufficient time to give each project the attention it deserves. 

We have extensive experience in undertaking the preparation and submitting of bids to secure funding for Educational institutions from the Condition Improvement Fund (CIF) and as a niche practice, we pride ourselves on not using any intermediary companies which means we can show enhanced value for money throughout the process. 

We act for both Landlords and Tenants in all aspects of Dilapidations;  Preparing Interim or Terminal Scott Schedules and negotiating the resulting claims through to settlement.  We also undertake Dilapidation Liability Assessments for accounting purposes for occupiers

Our approach to Planned Preventative Maintenance Surveys is to provide the client with a detailed, accurate and sensible plan that suits both the constraints of the building and their budgets. We undertake detailed site inspections and provide the information in a clear RAG format.

We undertake detailed Schedules of Condition for inclusion within leases to limit repairing liability.  We use both photographs and detailed description to ensure an accurate record of condition is provided.
