Design and Project Management of a re-roofing project in Bolton

We were instructed to undertake the Design, Contract Administration, Project Management and Principle Designer roles for the complete replacement of the roof coverings to Elizabeth House, a 1960s office building in central Bolton. The existing roof was substantially past its serviceable life  suffering with severe water ingress issues and had been repeatedly patch repaired over the last few years.


Since the top floor of the building was occupied by a call centre which remained fully operational throughout the project, noisy elements of works could only be undertaken outside of normal working hours. We worked closely with both the contractor and occupier throughout the project to manage these requirements while also ensuring costs were kept to a minimum. 


Both the occupier and client are delighted with their new roof which includes a 30 year insurance backed warranty. The new roof coverings have dramatically increased the insulation of the roof bringing it up to current Buildings Regulations standards which will also significantly reduce the energy costs for the building.


PPM Report for Edmonton Green Shopping Centre

We were instructed to prepare and issue a Planned Preventative Maintenance schedule for Edmonton Green Shopping Centre detailing recommended works over a 10-year period. 


As part of this instruction we undertook a desktop review of relevant provided building information followed by a detailed site inspection covering fabric of the buildings and site working alongside a specialist Mechanical and Electrical services engineer for their expert input.  


Our Planned Preventative Maintenance schedule recommended works over a 10-year period in a clear format which the management team will use to plan and schedule future works for the property. 


We also included anticipated budget costs for the proposed works ensuring that the expenditure profile is sensible and we are providing ongoing support to the management team on site to ensure that any planned large-scale works are correctly phased.  

Six RCA's in Central Bolton

We undertook full Reinstatement Cost Assessments (RCA'S)  for a five storey office building along with an office park with five separate three storey buildings in central Bolton.


Our Client was delighted with the end reports and has updated their insurance declared values in line with our report to ensure the property is adequately covered. 


58.45% Saving for Velcro Ltd

We were appointed by Velcro Ltd to act on their behalf following receipt of a Dilapidations Claim from their Landlord at the Expiry of their Lease on their unit in Middlewich. 


Following our initial site inspection, it became apparent that a number of items within the claim were not required under our Clients lease.


Following extensive negotiations, our Client was delighted with the agreed settlement figure which reflected a 58.45% saving over the Landlords initial claim!


An investment property in Ripponden

We were instructed to undertake a Residential Pre-Acquisition survey to a two-storey apartment, within a four-storey apartment building.
