Planned Preventative Maintenance: Shopping Centre

THE BRIEF

We were appointed by Coopers Square Shopping Centre to undertake a Planned Preventative Maintenance Survey to a shopping Centre, including Building Fabric M&E, to assist the management team with maintenance planning of the site.

OUR APPROACH

Before starting on site we liaised with the Client team to gain an good understanding of their intentions for the site including their cashflows, medium and long term intentions for the site and projects and alterations that they are considering making over the coming years. This meant that we were able to tailor the PPM to suite the sites specificc requirements, enabling us to providing a sensible and pragmatic plan for the required works over a 10 year period. In this case the PPM survey covered building fabric, mechanical and electrical services, and specialist lift inspections.

Defect Diagnosis & Solution

Defect Analysis & Project Management: Manchester Office

DEFECT ANALYSIS

Initially we were instructed to undertake defect analysis works to identify the cause of significant water ingress issues in a Bar in the Basement of the building and also to the top floor of the office accommodation. We undertook an initial visual defect analysis inspection of the property followed by an intrusive inspection which included a CCTV drainage survey. This enabled us to trace the causes of the issues to a number of different issues to the roof. This is a great example of why water ingress issues can be so hard to track down with water entering the building at the roof level and tracking through the structure for three stories before visible in the basement. We prepared a Defect Analysis report which included recommendations of a pragmatic approach to rectifying the issues.

PROJECT MANAGEMENT

Following the issue of this report the Client appointed us to undertake Design, Tender, Contract Administration and Project Management of the necessary roof repair works. The building was fully occupied throughout the works so particular care was taken to manage this risk and minimise / manage disruption to the occupier. To successfully achieve this we consider these matters from the very start (prior to design) and maintained excellent communications with the occupiers throughout the project.

Roof Replacement & Project Management

Commercial Office Roof Renewal

THE BRIEF

We were instructed to undertake the Design, Contract Administration, Project Management and Principle Designer roles for the complete replacement of the roof coverings to a 1960s office building in central Bolton. The existing roof was substantially past its serviceable life suffering with severe water ingress issues and had been repeatedly patch repaired over the last few years.

OUR APPROACH

Since the top floor of the building was occupied by a call centre which remained fully operational throughout the project, noisy elements of works could only be undertaken outside of normal working hours. We worked closely with both the contractor and occupier throughout the project to manage these requirements while also ensuring costs were kept to a minimum.

THE OUTCOME

Both the occupier and client were delighted with their new roof which includes a 30 year insurance backed warranty. The new roof coverings dramatically increased the insulation of the roof bringing it up to current Buildings Regulations standards which will also significantly reduce the energy costs for the building.
